Lake County School District seeks a Real Estate Agent / Broker to market and sell several parcels of land declared as surplus by the Lake County Board of Education.
Dear Lake County Real Estate Professionals:
The Lake County School District plans to select a local (Lake County-based) real estate agent to assist the district with selling several parcels of land as directed by the Board of Education. Please see the attached maps of the specific properties.
The district is soliciting proposals from local real estate agencies who might be interested in partnering with the district on this work. Proposals should be no more than 3 pages and should include the following:
- Overview and description of your agency and the broker who would represent the properties
- What is your background and experience in Lake County?
- To what extent has the broker handled vacant land sales in Lake County?
- Appraisal
- The Board has directed the district to acquire an appraisal of the properties. Can you help coordinate the appraisal process?
- What are the estimated costs associated with the appraisals?
- Pricing
- Please describe your approach to pricing the properties.
- Marketing
- Please describe your approach to marketing and showing the properties.
- Timeline
- Please describe your approach to listing the properties.
- Would you recommend listing all the properties at the same time, or listing them incrementally?
- Based on your knowledge of the current local market conditions, how long would you estimate it would take to liquidate all the properties?
- Commission and Other Costs
- What costs will the district incur if we work with your agency, including commission and estimated closing and other costs?
- Does your agency have any flexibility or negotiation options on these costs?
- Sales Contract and Closing
- What support will you provide the district in preparing the sales contract?
- Will you plan to support the district through closing? Please describe.
- Other
- What else would you like us to know about you and your services?
- What issues should we address or anticipate that we might not have thought of?
